CENTURY 21 The Hills Realty wanted to offer a magazine to prospective buyers and sellers in their market areas. The goal was to create a more aesthetically pleasing magazine than existing alternatives with branding consistent with CENTURY 21® corporate standards. This magazine is to demonstrate the power of the globally recognized brand and showcase the unique marketing tactics offered to sellers.
This issue was the first issue after the company had expanded to two new cities including San Antonio and Seguin so one of the challenges was how to effectively organize the listings across multiple categories including several real estate markets, several types of property and a wide range of prices. Ultimately the best solution was to organize by category type sorted from highest to lowest price and then we added a color bar the the right side of the property photo with the location on it. Phase one is focused on the data. I start by exporting all the potential company listings out of the four different Multiple Listing Services (MLS), sorting data and removing duplicate listings. Phase two is comprised of collecting and reviewing images of the listings and eliminating any properties that do not have high-resolution photos.
After I have the all the data collected I review how many properties we have in each category and plan out the layout of the pages accordingly. Because I am exporting the data from MLS there are fewer typos resulting in a faster proofreading process.
Once the layout has been finalized, a final review must be completed to remove any properties the seller has withdrawn from the market and "Sold" is added to properties that have closed since the beginning process. The speed of the real estate market can make it challenging to provide the most up-to-date listings in a process as slow as print and changes in the listing inventory can often result in a layout modification.
